What 'As-Is' Really Means to a Cash Buyer

An MLS listing marked 'as-is' still comes with a due diligence period, an inspection, and the near-certainty of a repair addendum. When a cash buyer says 'as-is,' it means something different.

We buy the home in its current condition. No repair addendum. No re-trade after due diligence. No 'we found something' renegotiation. The offer we put in writing is the number that closes — assuming title is clear.

This matters because the traditional 'as-is' listing still creates a window where a buyer can walk or re-trade after inspection. That window is where deals die. A cash as-is purchase closes that window entirely.
